PatchRelay
How it works

A referral workflow designed to protect the opportunity, the process and the fee.

PatchRelay replaces a loose phone call or email introduction with a controlled workflow. The referral is created, matched to receiving coverage, progressed, financially updated and overseen across the system.

01

Create the referral

The agent enters the property postcode, customer details, consent position, expected value and expected estate agency fee.

02

Extract the outcode and match coverage

The system reads the postcode outcode and identifies registered agencies that have selected that patch as part of their coverage.

03

Accept and progress the case

The receiving agent handles valuation, instruction and sale milestones while the sending agent retains visibility over the referral status.

04

Update the commercial position at sale agreed

Once the sale price and confirmed agency fee are entered, the system recalculates the sending agent, receiving agent and PatchRelay shares.

05

Superadmin oversees the network

All referrals, uncovered outcodes, prospect agents, progression flags and fee pipeline values are visible from the platform control layer.

Why it is better

The process keeps moving without losing commercial clarity.

Every stage exists for a reason: consent protects the introduction, coverage matching improves relevance, referral status prevents silence, and financial updates keep the fee pipeline honest.

  • Consent-led referral creation
  • Exact outcode matching
  • Case progression visibility
  • Sale-agreed fee recalculation
  • Superadmin escalation when coverage is missing

Agent

One user can work both directions.

Agents can send referrals and receive matched opportunities from the same account structure.

Superadmin

Control the wider pipeline.

Monitor activity, referral progression, uncovered areas and users across the platform.

Finance

Commercial data updates with the deal.

Estimated values evolve into confirmed split figures once sale details are known.

Review the model

The workflow is built to feel like a real operating platform, not a simple directory.
